Bestseller logistics centre at Østhavnen / Mellemarmen

In January 2007, the clothing group Bestseller announced plans to build a 12,000-square-metre logistics centre at the Port of Aarhus, along with an 80-metre-high high-rise building for administrative staff.

The plans caused a stir because the height was far greater than permitted under the regional plan, and because the high-rise would obstruct views across a large area.

In April 2008, however, it was announced that opposition to the high-rise had led to this part being removed from the plans for the logistics centre and relocated to Mellemarmen in the Inner Harbour instead.

The logistics centre is still expected to be built in the East Harbour, on a site totalling 95,000 square metres.

With this change, Bestseller is continuing the trend of diversifying the business mix at Mellemarmen.
Whereas the area was previously home to shipyards and similar heavy industry, administrative businesses with a port focus have recently been established there, particularly clothing firms, although the shipyard’s buildings and facilities have still been partially utilised.

Mellemarmen is expected to remain port-related, but the business profile is expected to be adapted to its location midway between the town and the harbour, so that Mellemarmen both ensures various safety distances and forms an attractive boundary for the harbour facing the town.

There is currently no local plan for Mellemarmen that could describe the architectural qualities to be emphasised, but depending on the level of Bestseller’s ambitions, such a plan may now be necessary.
